Rates Hit 7.40%, and the Condo Bench Just Got Longer
The 30-year fixed just posted its seventh straight weekly rise, and the condo pipeline in North Bethesda and Rockville got thinner. Two headlines this week, and they're connected.
Every week I give you the straight read on what's happening in Montgomery County real estate: what the numbers say, and what I'm seeing on the ground in North Bethesda, Rockville, Bethesda, and the rest of the neighborhoods I work. This week has two headlines, and they're connected.
What changed since last week:
- Rates went from 7.28% to 7.40%, the highest since November 2023.
- In zip 20852 (the North Bethesda/Rockville condo corridor), pending sales in the listings we track dropped from 8 to 4 in four weeks. The typical unsold listing has now been up 79 days.
- Canceled listings across the Bright MLS region are up 30.9% from a year ago. Some sellers are pulling out instead of cutting price.
- The county's official September numbers weren't out yet when I wrote this, so county prices are still August's: a $639,540 median, up 3.3% year over year.
Headline #1: Rates keep climbing
Four weeks ago the 30-year fixed was 6.76%. Now it's 7.40%. That's 64 basis points in four weeks, and you feel it in the monthly payment. On the county median home ($639,540, 20% down), principal and interest is about $3,542 a month. A year ago, at 6.30%, it was about $3,167. Same house, same price, $375 more every month.

Here's why that matters beyond the payment. Across the Bright MLS region, new contracts for the week ending October 4 were down 16.4%from the same week last year, and showings were down 14.6%. Buyers aren't gone. They're sitting on the bench waiting to see where rates go. And buyers who got pre-approved in early September have lost real purchasing power in a month.
Headline #2: North Bethesda and Rockville condos are slowing down
I've been saying for weeks that condos in North Bethesda and Rockville feel slower than the county numbers suggest. This week the data backs that up. In zip 20852, which covers much of North Bethesda and part of Rockville, here's what one listing tracker showed a month ago versus today:
Zip 20852, Sept 14 vs. Oct 12, 2026. Source: Resideline zip snapshots. Resideline tracks a subset of listings, not the full MLS, so read these for direction rather than exact counts. The two panels use different scales.
Half as many deals in the pipeline, and the listings that aren't moving are getting staler. A separate North Bethesda condo report covering its own set of buildings shows 39 condos for sale and only 6 under contract. That's about 1 contract for every 6.5 listings. But the ones that did sell went for an average of 99.7% of list price.
That's the whole story in one stat.A condo priced right still sells, close to full price. A condo priced for last spring sits, and it'll keep sitting through the holidays. It's not that nobody's buying. Buyers are being picky, and right now they can afford to be.
How the 9 neighborhoods I work compare
No single free source covers all nine of my submarkets on the same basis, so I'm showing the most recent confirmed sold median for each and flagging where good data doesn't exist yet. I'd rather show you a blank than a made-up number.
Latest confirmed median sold price by submarket, all August 2026 or periods ending in August. Potomac is the latest 30 days of closings (Foxes Sell Faster); Rockville and Gaithersburg are 3-month medians (Redfin); Bethesda and Takoma Park are Redfin; Chevy Chase is Long & Foster. Periods differ slightly by source, so see the table below.
| City | Median sold price | Days on market | What I'm watching |
|---|---|---|---|
| North Bethesda | Unavailable (Sept) | No September figure | Condos: 39 active, 6 under contract. Sold units averaged 99.7% of list. |
| Rockville | ~$715,187 (3 mo. ending Aug) | 67-day median listing age, zip 20850 (9/14) | No Rockville-only condo data. Zip 20852 pendings fell from 8 to 4. |
| Bethesda | $1,295,000 (Aug) | 129-day median listing age, zip 20814 (10/12) | Unsold 20814 inventory is mostly condos, and they’re sitting. |
| Potomac | $1,300,000 (latest 30 days, Aug) | 14 | 12-month median $1,236,500, −9.2%, but sales volume +21.6%. |
| Chevy Chase | $1,030,000 (Aug); $1,290,000 (12 mo.) | Unavailable | August was −9% YoY on a small sample. |
| Kensington | Unreliable | Unavailable | Too few sales to quote a median honestly. |
| Silver Spring | Unavailable (Sept list price: $490,000, −10% YoY) | 38 (Sept, homes for sale) | Downtown condos: $321K 3-mo. median (Aug), −8.3% YoY, 85 avg DOM. |
| Gaithersburg | ~$546,031 (3 mo. ending Aug) | 43 (Sept, homes for sale) | Zip 20878: 40 active, only 3 pending. |
| Takoma Park | $595,000 (Aug) | Unavailable | No September data yet. |

If you're selling
Don't let August comps fool you. County prices were up 3.3% year over year in August, but the buyer who'll actually close on your home this fall is looking at 7.40%. The sellers struggling right now priced for July. The ones getting deals done priced for October.
If you own a condo in North Bethesda or Rockville, the first two weeks are your whole season. Come in sharp on price, have the place show-ready on day one, and build a seller-paid rate buydown into the plan. It almost always works out better than a price cut on day 45.
If you're buying
The rate stings, no question. But you have something buyers haven't had around here in years: time and leverage. Fewer people are writing offers, condos are sitting for months in parts of North Bethesda, Rockville, and Bethesda, and sellers who've been listed for 60+ days are ready to talk about closing costs and buydowns.
And if rates do come down? The buyers on the bench all check back in at once, and you're back to bidding wars. Buying now with less competition and refinancing later is a real strategy. I'll run the numbers both ways with you so you can decide.
