Why I don't guess on price.

A number pulled from an app doesn't know your kitchen was redone in 2021, that the unit two floors down sold for 8% less last month, or what's actually happening on your specific block right now. That's why I walk every property in person before I put a price on it — no online estimate, no drive-by guess.

I price to what I call the sweet spot — the number that brings in the most serious buyers in the first couple weeks and creates real competition for your home. Price too high and buyers skip it while it sits; every price cut after that makes people wonder what's wrong with it. Price too low and you leave money on the table. Some agents will tell you a bigger number just to win the listing, planning to talk you down later. I won't do that — the number I give you is the number I believe is right, and I'll walk you through exactly why.

    Before it goes live

    Before we even get to professional photography and media — we walk through your home to determine where it can be enhanced — always with an eye toward 100%+ ROI — what the budget would be to accomplish this, and what you see as doable. This is why it's never too early to reach out to create a game plan. We create a web page in advance. With the right timing, we can market your home privately through our large network to potential buyers without accumulating days on the active market.

    Ready to launch

    Even though we promote your home in advance, we amplify it the week it officially goes live. Leading up to an opening weekend open house, we target hundreds of agents in the market area who've had previous buyers. And your home gets leveraged through all the major online home search sites. We also rotate the lead picture to keep the property fresh in homebuyer's eyes.

    Until it sells

    We keep pushing until the settlement. Paid social promotion, direct outreach to buyers who may have expressed interest, calls to agents I know are working with the right buyers, and sometimes an event built around the property itself. I keep pushing it — not just the first weekend, the whole time it's on the market. We never spike the ball before we score.

Prime North Bethesda Condo | Renovation Done

5802 Nicholson Lane #2-604, North Bethesda, MD 20852 — This 2 bedroom, 2 1/2 bathroom condo had incredible views and potential, but it needed a lot of preparation to unlock its true value. The kitchen was already renovated by my main contractor a few years before, but the primary bathroom was severely outdated, the den had mirrors all over, some lights in the unit weren't working, and it needed a massive amount of items removed. The seller agreed with my assessment and we handled the entire renovation process and cleanout — bringing in Habitat for Humanity to remove some of the items. The result: In a difficult condo market, we got two offers.

4805 Morgan Drive, Chevy Chase, MD 20815 — I helped my clients buy this home when it was less than desirable by the standards they wanted, but was a really good value on a sought-after street. They asked for my help to bring in the contractors who could completely transform the home and we did that from top to bottom. This also included removing two large trees that were not only hindering light into the home but were potentially destructive to the basement foundation. And we also helped them replace the roof. We saved them tens of thousands of dollars in the process. Three years later, after thoroughly enjoying the home, I sold it for them in the first weekend with multiple offers.

6208 Wiscasset Road, Bethesda, MD 20816 — For this client, it was time to downsize. I already secured a new, elevator townhome for her. Now, we had to prepare her single-family home in Bethesda. With a combination of carpet, dated tile and laminate flooring on the 1st and 2nd floors, we transformed the look by running hardwood floors throughout. The primary bathroom was beyond dated. So we completely redid it, along with new vanities and flooring in the 2nd bathroom and 1/2 bathroom. Fresh paint, a few new lights, uniformity in lighting color throughout, some deck board repairs, and a fresh coating on the 3-car garage floor made this home look and feel massively different. We overcame some unchangeable layout flaws of the home to sell it exactly as planned.

4620 South Chelsea Lane, Bethesda, MD — For this home in Bethesda, we only had minor things to do, but they were still important. There was an area where the wood floor, once a piece of furniture was removed, looked off compared to the rest of the flooring. So I brought in a floor specialist to sand, stain, and blend the flooring in. Next, the wrought iron railings on the porch were rusted and unattached to the concrete. I brought in a contractor to repair and restore the railings and solder them back securely to the concrete. A little painting to freshen some spots up and we were ready to go. We sold the house the first week.
